Legislation on this matter is very straight forward. If you own a residential property that is subject to sale, rent of hire then under the Building Regulations 2012, you are required to have a compliant mains-powered smoke detector/alarm installed.

If your house was built before 1997 then there would not have been one installed. The onus is on you to have a compliant mains-powered smoke detector/alarm installed. If your house was built after that year then you should already have a compliant mains-powered smoke detector/alarm installed.

Smoke detector/alarms should be tested at least every 6 months and batteries should be replaced annually.
